Will the Cape Cod 12 fit your yard?

The Cape Cod 12 shell measures 12' x 26'9" at the water’s edge. With the 3’ of concrete decking that is already in the price on every side, the finished pad is about 18' by 32'9" — tape that out in the yard first. Setbacks are extra: your city or county fixes how far the water must sit from property lines and the house, and on a compact lot that rule usually decides where the pool goes. We look it up before drawing the site plan (how permits work here).

In the 2026 California-built lineup the Cape Cod 12 is one of the compact models: 28 of the other 46 models are longer and 16 hold less water. It ships as one molded piece from Latham’s Williams, CA plant and a crane lowers it into the hole, so a narrow side yard is not the problem people expect — the crane reaches over the fence.

It runs from 3'6" at the entry to 5'6" at the far end — chest to shoulder deep for most adults, deep enough to feel like real swimming, shallow enough that nobody is out of their depth.

Owning a Cape Cod 12 in the Central Valley

Hanford runs past 100°F for weeks every summer, and an uncovered pool can lose around a quarter inch of water a day to evaporation. On the Cape Cod 12’s roughly 270 square feet of water surface that is on the order of 40 gallons a day in July — the single best argument for an automatic cover on this model. A cover also holds heat overnight, which matters more on a 6,800-gallon pool than the brochure suggests.

Volume drives running cost. At 6,800 gallons the Cape Cod 12 needs a fraction of the chemicals a 15,000-gallon pool does, and the first fill takes about 12 hours from a garden hose at 500–600 gallons an hour — we start it the day the shell is set and plumbed. Our own Hanford crew handles the install, the permit and, if you want it, the weekly service afterward.
